How much Business Personal Property coverage do I need?

Business Personal Property (BPP) includes many of the physical assets your business owns, such as:

  • Furniture Computers and electronics

  • Office equipment

  • Printers

  • Inventory

  • Tools

  • Fixtures

  • Business supplies

Rather than selecting an arbitrary limit, we'll estimate the replacement value of your property so your coverage more closely reflects what your business actually owns.

Is the property coverage in my Business Owner's Policy enough, or do I need additional coverage?

A Business Owner's Policy provides an excellent foundation for many businesses, but it may not cover every type of property or every situation.

Depending on your operations, we may also discuss additional coverages such as:

  • Inland Marine Insurance

  • Equipment Breakdown coverage

  • Installation Floaters

  • Valuable Papers & Records

  • Fine Arts or Scheduled Property

What if I transport equipment?

If your business regularly moves tools, equipment, displays, inventory, or electronics between locations or to customer sites, standard property coverage may not fully protect those items while they are away from your insured premises.

Depending on your business, Inland Marine Insurance may provide broader protection for property while it's in transit or temporarily located elsewhere.

Are computers, printers, or tools covered?

Many are—but coverage depends on where the property is located, how it's being used, and the limits selected on your policy.

I'll review your equipment with you to determine whether your Business Personal Property limit is appropriate and whether any items should be insured separately.

What happens if equipment breaks down?

Property insurance generally responds to covered causes of loss such as fire, theft, or certain types of water damage.

Mechanical or electrical breakdowns often require separate Equipment Breakdown coverage, which may help cover repairs or replacement of important business equipment such as:

  • HVAC systems

  • Electrical panels

  • Refrigeration equipment

  • Commercial appliances

  • Manufacturing equipment

  • Specialized machinery

For many businesses, Equipment Breakdown can be an inexpensive endorsement that provides valuable protection.

My lender is asking for a "Lender's Loss Payable" endorsement. What does that mean?

If you've financed equipment, furniture, or other business property, your lender may require that they be named as a Lender's Loss Payee on your property policy. This endorsement helps protect the lender's financial interest in the insured property until the loan is repaid.

If your lender provides insurance requirements, I can review those documents with you and help determine whether your existing policy can accommodate them or whether additional coverage is appropriate.
